  BlackBeard's Ghost by Ben Stahl

Later on in the story J.D. and Hank find out that the magic spell did work. In fact it brought back the ghost of Edward “Black Beard” Teach. But Black Beard is only visible to J.D. and Hank. Black Beard soon discovers that his pride and joy, his famous tavern, is being torn down by none other than the descendant of Lieutenant Maynard, the same man who killed Black Beard many years ago. Joe Maynard, a banker, is tearing down the old tavern to build yet another gas station. To save the tavern, Black Beard scares the miserly banker Joe Maynard and bewitches the wreaking crew.

I did not like the story that much because I had thought it was a horror story, but the story turned out to be more of a comedy. I had thought a story about the ghost of an evil pirate would be a scary story. But Ben Stahl made Black Beard a joke by making him do crazy things in order to scare Joe Maynard to change his mind.
